The Manhattan art deco-inspired development coming to Sydney
The art deco buildings found in New York’s Manhattan district are instantly recognisable: think the Chrysler Building, Empire State Building and the Rockefeller Center. Now a new development in Sydney’s Rose Bay is bringing this iconic style to the harbourside suburb.
The Aristocrat of Rose Bay features a modern spin on art deco style, via elements such as arched windows, horizontal moulding, stone cladding, combined with clean, sharp lines. Ilya Melnikoff, managing director of developers Luxcon says the main objective was to create a point of difference in Rose Bay’s residential landscape.
“We wanted a more classical style of architecture but blended with some modern touches,” he says. “We’ve taken art deco influences from New York and the Upper East Side and then transferred that influence from the exterior to the interior with our fittings and appliances.”
Melnikoff says there are many different touches on the exterior that will appeal to people who are moving from high-end homes. “The design is very grand and what they will see in The Aristocrat is very different to what they will see in any other new development in Rose Bay and in fact, anywhere in Sydney,” he says.
He adds that he is a long-time Rose Bay resident and feels there is a lack of diversity in the residential apartment scene.
“Many people who live here come from countries where they have a very different architectural style,” he says.
“There is a lack of a classical style in the apartment scene in Rose Bay so I think this development will appeal to many people, especially downsizers. They will be able to transition from something that is a big home into something that feels like a home and not something that feels like another box of units.”
Another key differentiator is the development’s facilities, including a lap pool, gymnasium and sauna, and barbecue area.
“People will be able to make The Aristocrat a home from start to finish,” Melnikoff says. “They can come home, go to the gym and then go back to their apartment, which is full of the latest technology, including smart-home automation. We’ve tried to give it a real level of sophistication for both the exterior and interiors.”
Brad Caldwell-Eyles is managing director of selling agent, 1st City Real Estate Group. He says one of the key demographic group drawn to The Aristocrat is the downsizer.
“They are attracted to the low-maintenance living, which is ideally situated amidst a village hub that provides easy walks to shopping, eateries, medical facilities and transport,” he says. “There is only a small handful of such locations across the eastern suburbs offering genuine level access to these attractions and without the austerity of high-rise complexes.”
Caldwell-Eyles says The Aristocrat of Rose Bay is of particular interest to buyers who want a residence of superior quality and design – distinct from the “bread and butter” developments scattered across the apartment landscape.
“Making the decision to move from an established and likely long-term family residence is often an arduous decision process for the downsizer,” he says.
“The quality of finish and attention to detail in The Aristocrat provides a definitive level of comfort and confidence in buyers taking that step. The development includes beautiful, marble bathrooms, exquisite shaker style joinery throughout, and brand appliances such as Wolf and Miele.”
He adds it is clear The Aristocrat of Rose Bay is a premium product. “All the finishes and appliances are amazing,” he says. “When you think about the entry point, where a one-bedroom costs $1.3 million, it’s not for the yield-oriented purchaser. Our market is downsizers and owner-occupiers.”
Rose Bay is also a suburb where residents form a strong attachment, according to Caldwell-Eyles.
“Rose Bay is central to all of the eastern suburbs and has excellent transport facilities that get you quickly into the centre of Sydney,” he says. “It is also near excellent restaurants such as Catalina, as well as schools.”
The price point of The Aristocrat of Rose Bay is also attractive for the area. “If you consider the other level village in this area – Double Bay – its prices have exploded; you are looking at around $40,000 per square metre to break into a new apartment,” Caldwell-Eyles says. “Rose Bay represents all that village facility but its price point is probably at 65 or 70 per cent of that level.”
